01The brief

Three-story small-lot homes for Gen Z couples who value cost, technology, sustainability and a break from tradition.

Gen Z, the newest generation in the workforce, is pragmatic, tech-savvy, environmentally conscious and the most diverse generation of Americans yet. They are more likely to postpone children and focus on careers, and gender norms keep shifting, especially in cities like Hollywood.

This small-lot subdivision is built for those couples. It rethinks mundane daily rituals as something refreshing. A spa-like shower and bath blur the line between private and shared space, and a breezeway opens a multipurpose room to a third-story view of Los Angeles.

The homes collect and store their own water and power: a solar roof, concealed gutters feeding treatment and a 1,500-gallon tank, brise-soleil shading, a rain garden, permeable paving and drought-tolerant planting.
